The Homburg-Harris Centre is a $280-million, two tower office-building project in downtown Calgary being developed by Homburg-Centron Teamworks for Homburg Invest Inc.. Homburg-Centron Teamworks is a partnership between Calgary's Centron Construction and Homburg Invest based in Halifax.
The site for the Homburg-Harris Centre is on the former Canada Post Building and adjacent lands on the
south west corner of 9th Avenue and 1st Street S.W. in the heart of the city. The property is 65,000sq. ft. with 500 feet of frontage on 9th
Avenue. It is across from the landmark Fairmont Palliser Hotel and directly east of Gulf
Canada Square and Bankers Hall.
The Homburg-Harris Centre will consist of 575,000 sq. ft. of premium "AA" office space divided between two towers that will be constructed in separate phases. Phase one is a 10-storey building that incorporates the
existing 100,000 sq. ft. Canada Post Building and an additional 125,000 sq. ft.. The second tower is to be 20-storeys with 350,000 sq. ft… Both towers feature large efficient floor plates of 23,500 sq. ft. for phase one and 18,000 sq. ft. for phase two. There will be 400 underground parking stalls
available to both office towers. The Plus 15 walkway will connect the Homburg-Harris Centre retail level to Banker's Hall through Gulf Canada Square.
Homburg-Centron Teamworks on behalf of Homburg Invest Inc. has finalized a lease with Trident Exploration for the entire 225,000 sq. ft. of office space in the phase one tower. Trident Exploration is one of Canada's leading coal bed methane producers and is poised to capitalize on the strong Alberta energy sector. In honor of its tenant, phase one will be called the "Trident Tower".
Michael Anderson, Vice President of Development for the Centron Group and responsible for leasing indicated that lease rates are expected to be in excess of $30 per square foot for the second tower. Construction of the second phase is to proceed without lease commitments and to date no leases have been signed.
Construction is well underway on the Trident Tower with selective demolition of the former post office-building and preliminary site work. Phase two construction is to begin after the underground parkade is completed. The Trident Tower is to be ready for occupancy in the first quarter of 2007 while phase two will be ready over a year later in the second quarter of 2008. At this point there is no web cam for monitoring construction progress.
The Trident Tower will be the first office-building to be ready for occupancy among the five currently under construction in downtown Calgary.
