OPUS Building Corporation is constructing a 13 storey, 262,000 square foot office building with two levels of retail at the corner of 8th Avenue and 5th Street in downtown Calgary. The building is called OPUS 8 identifying OPUS as the developer and 8th Avenue as the location. OPUS 8 will be ready for occupancy in March 2007.
OPUS 8 is in a prime downtown location in the entertainment district. It is close to numerous restaurants and connected to the Penny Lane office towers and the Centennial Parkade through the Plus 15 walkway.
The Stantec Architecture design offers quality office space and incorporates several environmental features. Storm water runoff has been reduced by 20% through a drainage system that reuses water on landscaped parts of the property. About 7.5% of the building materials will have a substantial amount of recycled content and bicycle parking has been provided for occupants of the building. The building also has fibre optic connectivity.
According to Brad Krizan, Director of Leasing, OPUS Building Corporation 82% of the office space in OPUS 8 has been leased.
Plains Marketing Canada, a division of Plains All American Pipeline has agreed to take the top five floors approximately 95,000 sq. ft..
Rock Energy Inc. is leasing the 8th Floor at OPUS 8. Rock Energy is an emerging oil and gas exploration and production company currently producing about 180 barrels of oil equivalent per day (boe/d) from its property near Red Deer, Alberta.
Providing industrial diversity among the tenants, CIBC World Markets has committed to taking the 5th to 7th floors. CIBC World Markets is a full service investment bank, active throughout North America and key financial centres around the World.
The posted leasing rates for office space at OPUS 8 is $28 to $32 per square foot. Krizan commented that although he was optimistic about leasing activity it has 'gone quicker than he anticipated'.
There are 26,000 square feet of retail space on two levels designed for service retail and a higher end restaurant user on the ground floor. OPUS has initiated leasing activity for the retail space and anticipates it to be fully leased by occupancy date.
