The 13-storey, 430-unit Metropolitan is located at 1235 11th Avenue SW in Calgary’s Beltline neighbourhood. It will have one-bedroom, one-bathroom units as large as 716 square feet and two-bedroom, two-bathroom suites up to 919 square feet. Rental rates are still to be confirmed.
The Metropolitan amenities
Suites will feature sophisticated finishes, including kitchens with stainless steel appliances and quartz countertops, while the complex will include a fitness centre, resident lounge, two courtyards and bicycle storage.
“We see The Metropolitan as a place for Calgarians who are eager to live the urban lifestyle and desire the social engagement of interactive programs and events,” said McDonald. “Our residents will enjoy the comforts of luxurious condo-quality features with neighbourhood accessibility to all that the Beltline has to offer.”
Rhapsody operates as a division of Dallas-based Pinnacle, a privately held national real estate provider specializing in third-party management of multi-family residential communities in the United States. Pinnacle’s portfolio includes nearly 135,000 residential units and two million square feet of commercial assets. The company has 3,000 employees in 35 states.
Rhapsody’s first Calgary project
The Metropolitan is the first project for Rhapsody in Calgary. It also has deals with Montgomery Square and John Street in Toronto, The Duke in Vancouver and The Hendrix in Edmonton. They’re slated for openings in 2016 and early 2017.
The Metropolitan will be one of Calgary’s first large, purpose-built residential rental buildings in several decades once it’s completed early next year.
“Over the last few decades, Calgary’s ever-growing demand for residential rental accommodation has largely been met by investor-owned condominium rentals,” said Statesman development manager Morgan Tingle.
“The growing demand from consumers for a more purposeful and professionally managed rental experience has continued to surge in recent years. The opportunity to partner with Rhapsody on The Metropolitan was one in which The Statesman Group saw an opportunity to be seized.”
Other Statesman developments
Statesman develops and acts as the general contractor on condominiums, resort properties and senior living communities. It manages and operates the latter two segments through the Manor Village Life Centers brand.
Statesman has two condos under development in Calgary: the apartment-style Groves of Varsity; and resort villas and townhomes at The Landings at Cougar Ridge. It’s also building The Manor Village at The Groves of Varsity and The Manor Village at Fish Creek Park senior facilities in Calgary.

The four-floor Advanced Medical Group clinic is located in London, Ont. and is slated for completion this winter. It will include day surgical suites, a Rexall pharmacy, a laboratory, exercise training facilities, physician offices, a hair salon and boutique, a childcare centre, underground parking and The Nutri-BISTRO, which will offer classes to patients and neighbours wanting to learn about nutritional cooking.
