Ground up, purpose-built projects continue to be announced with those that have been in the pipeline for several years delivering over the next six to twelve months in many of the most active life sciences clusters.
Life science was the most popular alternative or specialized asset class for the second year running in the US. Philadelphia, New Jersey, New York, Chicago, Suburban Maryland, Boston, San Diego and Seattle are amongst the cities experiencing new and rapid growth in the sector as they work to establish their own bio clusters while navigating inflation and supply chain challenges. North of the border, the Canadian commercial real estate sector is facing a major opportunity to design and develop specialized life sciences properties to meet the needs of the future economy and address the surging demand for wet lab and life sciences space and capacity. In the UK, the same scenario is playing out where the government’s life sciences vision sets out its target (across government, industry and philanthropy) to invest 2.4% of GDP in R&D by 2027.
Design considerations
So how do you determine a real estate footprint? There is data and trends in the industry to support options for conversions, flex spaces and hubs. Building conversions
For conversion or adaptive reuse projects, a deep understanding of the existing office or industrial structure is critical to a successful conversion. Not all buildings make good conversion projects for life sciences.
Converting existing office or industrial buildings for life sciences uses often requires adapting existing plumbing, electrical, mechanical and building systems – and in some cases, an entirely new building envelope. Not only do these enhancements improve the energy performance of the existing building, but they help to lower the operational carbon over time, therefore reducing the carbon footprint of the building.

Flex lab spaces offer multiple benefits for both life sciences companies and building owners. The biggest advantage being speed to market for early growth companies. Flex labs are move-in ready for incubators or accelerators to get new ideas off the ground quickly and initiate new studies faster.
