Manga Hotel Group is in final preparations to open its first TOOR Hotel in the city, featuring 232 rooms, and to begin marketing 181 purpose-built apartments in its new 33-storey 203 Jarvis St. tower in Toronto.

The TOOR Hotel tower, on the site of a former surface parking lot in the eastern part of downtown, has taken more than four years to build.

“This area is evolving and growing,” Manga president and chief executive officer Sukhdev Toor told RENX. “This should be a good addition to that area.”

The bachelor, one-, two- and three-bedroom residences will be on the upper 15 floors of the building. Rents haven’t yet been disclosed.

Toor said it’s easier to manage and control rental apartment units than condominium suites in the mixed-use building. He expects there to be strong demand and for the units to take from two to six months to lease up.

TOOR Hotel location and amenities

The Arcadis IBI Group-designed tower is located just north of Moss Park, where a subway stop on the under-construction Ontario Line will be located. The site offers convenient access to the financial district, historic sites, green spaces, shopping, dining and theatres.

Manga will manage the hotel, which will be affiliated with JdV by Hyatt. 

“We are positioning this as a lifestyle hotel in this area,” Toor said. 

The TOOR Hotel rooms were designed by DesignAgency, a studio with offices in Toronto, Washington, D.C., Los Angeles and Barcelona.

The first TOOR Hotel will feature:

• a French-inspired bistro and bar;
• underground parking and valet parking;
• a 1,500-square-foot fitness centre and yoga studio that will be shared by residents and hotel guests;
• a 3,000-square-foot terrace on the 14th floor; and
• unobstructed views of the city and Lake Ontario.

Toor said hotel rates in downtown Toronto have risen substantially since the COVID-19 downturn in business and that TOOR Hotel will be priced competitively with others in its class.

Muse Bistro + Bar, designed by Toronto-based strategy and design agency mackaywong, with a menu designed by Canadian restaurant consulting agency The Fifteen Group, will have European-designed interiors and modern French-inspired cuisine. 

The two-storey restaurant, which is more than 2,500 square feet, will feature a ground floor with space for meetings, working and grabbing a quick bite. The second floor will offer a more refined dining experience alongside an additional 1,100 square feet of meeting and event space.

More TOOR hotels in downtown Toronto

Toronto-based and privately owned Manga acquired its first property in Victoria in 1988 and focuses on the development and management of residences, independent hotels and hotels affiliated with brands including Hilton, Marriott, Hyatt and InterContinental Hotels Group. 

Manga's portfolio consists of 28 hotels, 15 food and beverage outlets, five high-rise residential rental developments, nine airport parking sites, and several projects in progress.

The 203 Jarvis St. location will be the first of four TOOR Hotel Collection properties planned to open in downtown Toronto over the next five years. They’ll range from lifestyle to upscale to luxury five-star hotels, with each one curated to be a reflection of its neighbourhood's aesthetic and atmosphere.

Manga is proposing to build a Sweeny&Co Architects-designed 290-room luxury hotel at 689 King St. W. near Bathurst Street. 

The company is also proposing a Sweeny&Co-designed 140-room upscale hotel at 38 Camden St., west of Spadina Avenue.

The final proposed TOOR Hotel Collection development is a Sweeny&Co-designed 260-room lifestyle hotel at 471 Richmond St. W., west of Spadina.

Other Manga-built hotels are on the way

Another downtown Toronto property, which won’t be Manga-branded, is the proposed Sweeny&Co-designed 250-room Hyatt House Downtown Toronto at 184 Spadina Ave., just north of Queen Street West.

“We really believe in the potential of the city,” said Toor. “Toronto is a large and growing city and we haven’t had too much new room inventory over the last number of years.”

Outside of the downtown core, construction is up to the second floor on Hyatt Place Toronto Airport, a hotel with 196 guest rooms and 4,000 square feet of conference facilities at 29 Carlson Ct. that will open next year.

Toor said the 180-room Hyatt House Toronto Airport at 230 Carlingview Dr. should begin construction in 2025.
