Canadian buildings performed very well at the recent BOMA 2021 International Conference & Expo, producing seven winners of The Outstanding Building of the Year (TOBY) Awards.

TOBY Awards recognize quality in commercial buildings and reward excellence in building management. The awards program begins at the local level and culminates in the international awards.

All facets of a building’s operations are thoroughly evaluated during the competitions, including community involvement, site management and environmental policies and procedures.

In addition to the building awards, Anne Marie Guèvremont was named a BOMA Fellow. Guèvremont is a senior property manager for Aeroterm Canadian Management Co., in Dorval, Que.

Those named BOMA Fellows are recognized for “exemplary and sustained contributions to the industry, their profession, the community and BOMA at all levels and have continually answered the call to leadership and service throughout their careers.”

The seven Canadian building winners are (including capsule profiles of the properties):

1-8 Prologis Blvd., Mississauga

Three buildings located in the Mississauga Gateway Centre on Prologis Boulevard in Mississauga, owned by Healthcare of Ontario Pension Plan Realty Inc. (HOOPP) and managed by Triovest Realty Advisors Inc., won the suburban office low-rise category.

1 Prologis Blvd. is a five-storey class-A building with 143,959 square feet of rentable area. 2 and 8 Prologis Blvd. are comprised of five- and four-storey buildings connected by a two-storey link. Together, they combine for 221,000 square feet of class-A office space.

The three buildings have LEED Gold, BOMA Best Gold and WiredScore Gold certifications.

10 Dundas Street East, Toronto

The enclosed retail winner was 10 Dundas Street East, which is owned by Prime and managed by BentallGreenOak.

The 10-storey, 331,894-square-foot retail, office and entertainment complex was built in 2008 and faces Yonge-Dundas Square in downtown Toronto. It includes more than 30 stores and restaurants as well as a Cineplex movie theatre.

It has a BOMA Best Gold certification.

Three Bridges Community Health Centre, Vancouver

Three Bridges Community Health Centre, owned and managed by Wesgroup Properties at 1128 Hornby St. in downtown Vancouver, was named best medical office building.

Tenants in the building, located close to St. Paul’s Hospital, provide a variety of health-care services for people of all ages.

745 Thurlow, Vancouver

The winner in the 250,000- to 499,999-square-foot office building category was 745 Thurlow in downtown Vancouver, which is owned by 2748355 Canada Inc. and 745 Thurlow Street Holdings Inc. and managed by QuadReal Property Group.

The 400,000-square-foot building, which was completed in 2015, includes retail at ground level.

Its amenities include: a rooftop patio and conference centre; bicycle parking and storage; end-of-trip facilities; a fitness centre; lockers; an electric vehicle charging station; and a quiet lounge.

It has LEED Core and Shell Gold, LEED Existing Buildings: Operation and Maintenance Platinum, BOMA Best Gold, WiredScore Gold, Fitwel, Energy Star and Rick Hansen Foundation accessibility certifications.

Queen’s Quay Terminal, Toronto

Queen’s Quay Terminal, at 207 Queen’s Quay W. in downtown Toronto, was the historical building winner. It’s owned by Northam CCPF II Tenco (QQT) Limited and 10954594 Canada Inc. and managed by Northam Realty Advisors Limited.

It was designed in the late 1920s as a dry-storage shed for general merchandise and cold storage and was the first poured concrete building in Canada.

It was renovated in 1984 and four floors were added to the original eight. It now features 495,000 square feet of commercial, office and retail space as well as residential condominiums.

Queen’s Quay Terminal has a BOMA Best Gold certification.

Shops of Oakville South, Oakville

The open air retail winner was Shops of Oakville South, at 461-499 Cornwall Rd. in Oakville, Ont. It was completed in 2015, is owned by Shops of Oakville South Inc. and managed by FCR Management Services LP.

The 111,300-square-foot shopping centre offers 26 stores and services and is anchored by a 45,000-square-foot Longo’s and Harpers Landing.

Southcreek Corporate Centre, Markham

Southcreek Corporate Centre, at 55, 105 and 150 Commerce Valley Dr. W. in Markham, Ont., was the winner of the suburban office park mid-rise category.

It’s owned by Northam CCPF Tenco (Commerce Valley Drive) Ltd. and LaSalle Investment Management and managed by Northam Realty Advisors Limited.

55 Commerce was built in 2000 and has eight storeys encompassing 186,390 square feet; 105 Commerce was built in 2001 and has eight storeys; and 150 Commerce was built in 2005 and has nine storeys with 211,818 square feet of space.
