Mattamy Homes is moving forward with several major housing developments in the Greater Toronto Area, breaking ground on the first condominium tower at The Laurels in Milton, and launching Phase 3 at The Nine in nearby Mississauga.
The Laurels kicks off Mattamy's new master-planned community at the northwest corner of Britannia Road and Regional Road 25 in Milton, which is located about 55 kilometres southwest of Toronto along the Highway 401 corridor. It's a property the company has owned for two decades.
“Mattamy acquired an approximately 100-acre site, inclusive of the 10-acre Laurels development lands, from Framgard Holdings Limited in 2005 for a price of roughly $16 million,” Mattamy's vice-president of GTA land development Andrew Murphy wrote in response to questions from RENX. “A 10-acre parcel was recently transferred internally, across Mattamy entities, at fair market value.”
Units in the 14-storey, 216-unit first building at The Laurels will range from 500-square-foot one-bedrooms, to 800-square-foot two-bedrooms plus den. Prices range from the low $500,000s to the low $800,000s.
Amenities include a fitness centre, co-working space and an indoor and outdoor social lounge with fireside barbecue facilities.
Emphasis on sustainability
The Laurels is dedicated to sustainability, with initiatives that will help residents minimize their carbon footprint. The community is projected to achieve a 36 per cent reduction in energy use and a 50 per cent reduction in carbon emissions, compared to conventional systems, through features such as:
- geothermal heating and cooling;
- in-suite energy recovery ventilators and heat pumps;
- smart thermostats;
- electric vehicle smart charging at select parking spots;
- and optimized design, including the use of low-carbon concrete and steel.
The Laurels location offers easy access to restaurants, shops, parks, conservation areas and the upcoming Milton Education Village, a planned, mixed-use neighbourhood that will bring post-secondary education, healthcare, research and community living together.
The site is bordered by a natural heritage system to the west and offers access to the region's 400-series highways a few moments drive away.
More than two-thirds of the units in The Laurels’ first building have been sold. Sales were aided by a Mattamy program that enables purchasers to make more manageable fixed monthly deposits, instead of traditional large upfront payments.
First occupancies are scheduled for March 2028.
Phase II at The Laurels
“While we are working toward a near-term sales launch of the second phase at The Laurels, there is considerable work to be done to align the cost structure to current market realities,” Murphy said, looking ahead to the second tower at the property.
“Mattamy and its industry partners continue to call on all levels of government to reduce fees and taxes on new homes, which have continued to climb in recent years and now reflect as much as 36 per cent of the cost of a new home.
“We are encouraged by some policy changes, including targeted relief for first-time homebuyers, but more must be done for all purchasers of new homes.”
The Nine in Mississauga
At The Nine, Mattamy has launched sales for a 200-home phase which includes a mix of village homes, three-storey townhomes and dual-front townhomes. At the event on Nov. 15, Mattamy reports it fully sold out the initial release of 50 homes.
"We're thrilled to welcome new homeowners to The Nine as we open sales for Phase 3," said Jill Lalonde, regional vice-president of sales and marketing at Mattamy Homes, in announcement Friday. "There's a real sense of pride in being part of Mississauga's growth story and this is one of the last opportunities to join it."
Mattamy calls The Nine the " the last master-planned community in the city".
The neighbourhood is a short drive from the Erin Mills Town Centre and the Cineplex Junxion, Heartland Town Centre and Streetsville Village Square. It is surrounded by over eight kilometres of hiking and walking trails, along with parks, schools and recreation centres. It also offers nearby access to Highways 403, 401 and 407, the Streetsville GO Station and Winston Churchill Station.
Homes available in several Mattamy communities
Mattamy is the largest family-owned homebuilder in North America. It has developments in 11 markets in the United States and Canadian communities across southern Ontario as well as Ottawa, Calgary and Edmonton.
While the ongoing slump in home sales can’t help but have some effect on Mattamy’s development plans, it’s now selling a variety of housing in 16 GTA communities — with sales for detached homes at Everwood in Erin to come soon.

Homes in seven of Mattamy's Ontario communities in the Ottawa area, one in Guelph, one in Kitchener, one in Barrie and one in Innisfil (just south of Barrie) are also for sale.
Sales are also underway in Alberta, at four Mattamy communities around Calgary and two around Edmonton.
