Private investment management firm leases 2 skydeck floors at PCI's new The Stories at South Granville Station

Nicola Wealth Management plans to move its Vancouver headquarters into the 39-storey 1477 West Broadway mixed-use highrise under construction by PCI Developments in downtown Vancouver.

Nicola Wealth signed a long-term lease for 38,000 square feet across two full floors in the building’s nearly all-glass podium, the company announced Tuesday. It has secured exterior signage rights as part of the lease agreement, and access to a suite of amenities including a ninth-storey fitness facility.

“We are excited to call 1477 West Broadway our new home for at least the next 15 years,” Christopher Nicola, the president of Nicola Wealth, said in the announcement. “This move reflects our firm’s commitment to our clients, growth, innovation and sustainability while providing our team with an inspiring environment to collaborate and thrive.”

Now known as The Stories at South Granville Station, the development will comprise a total of 322,507 square feet of space, a PCI spokesperson told RENX in an exchange of emails. It will include 105,925 square feet of office space, feature 34,148 square feet of retail at the ground levels and 182,434 square feet for residential (226 apartments) in the tower.

As noted in its name, the development is being built above the future South Granville SkyTrain station on the Broadway Line Extension. The main entrance will be inside the ground-level retail area.

Its developers are targeting LEED Gold Certification for The Stories. 

The Stories and the neighbourhood

The development will have access to extensive amenities along the West Broadway corridor, including retail, food and entertainment options. It boasts a Walk Score of 97, Bike Score of 92, and Transit Score of 100.  

Nicola Wealth’s new space includes the two skydeck levels, complemented by abundant natural light. Employees will also have access to the 4,000-square-foot fitness facility, as well as end-of-trip facilities featuring showers and bike lockers.

The Stories is the first high-rise building to be constructed under Vancouver’s Broadway Plan, designed in collaboration with architectural firm Musson Cattell Mackey Partnership. The office façade was inspired by local, traditional architecture, and sits above the retail area.

The PCI spokesperson told RENX the retail area will be anchored by a Loblaws City Market grocery store which has leased 23,146 square feet of the space. An RBC Royal Bank branch will occupy an additional 5,500 square feet - replacing a branch which had previously been located at that site before the redevelopment.

Of the 226 apartments in the tower, 20 per cent will be offered at below-market rents.

The property will also include an "incredible" Indigenous art installation by local Squamish artist James Harry and partner Lauren Brevner, according to the PCI spokesperson.

Construction of The Stories is scheduled to be complete sometime during Q3 2025. Nicola Wealth plans to move into its new space at 1477 West Broadway by mid-2026.

CBRE in Vancouver is currently listing the remaining office space available in the podium levels.
