Taza Development Corp. has announced its Taza Park project will contain over one million square feet of commercial and retail space and more than 6,500 residential units — one of three large communities planned for southwest Calgary.

Taza Park, a 470-acre master-planned development, is slated to have a 150,000-square-foot main street with retail, dining and entertainment options. The site has existing commercial tenants such as Tsuut’ina Gas and several car dealerships, according to a release.

Brookfield Residential, Crystal Creek Homes and Homes by Avi were revealed as the first residential builders at Taza Park, which is expected to accommodate approximately 12,000 residents.

“The selection of Brookfield Residential, Crystal Creek Homes and Homes by Avi marks an exciting chapter in the Taza development journey,” James Robertson, president of Taza, said. “These builders bring a wealth of experience and a strong commitment to quality, sustainability and community values that align with our vision for Taza Park.”

It is part of a much larger plan by Taza Development, a partnership between the Tsuut’ina Nation and Montreal-headquartered developer Canderel. The partnership is looking to develop a $10-billion mixed-use community on 1,200-acres of land named Taza, which consists of three “villages”: Taza Park, Buffalo Run and The Crossing.

Taza Park is the second to be developed after Buffalo Run, a 390-acre development of commercial, recreational and cultural buildings. Construction on infrastructure for Taza Park such as roads, utilities and a water reservoir are taking place; work on residential buildings is expected to start as early as June according to CBC News.

About Taza

Indigenous economic development is at the core of Taza, said to be one of the largest Indigenous-led real estate developments in North America.

Buffalo Run was the first village to open, with Costco as Taza’s first tenant on an 18.6-acre site. It was then joined by retail stores, banks, professional services, health and fitness centres and restaurants. For recreation, Buffalo Run has the 7 Chiefs Sportsplex & Chief Jim Starlight Centre, a 228,000-square-foot sporting and fitness complex said to be the largest in Western Canada. Another major building is the Tsuut’ina Nation Culture Museum.

The Crossing, a 360-acre project, will aim to be a “thriving centre for entrepreneurial and high-tech industries, as well as a dynamic residential community,” according to its website.

Housing at Taza Park

Taza Development previewed the housing that will be available for sale at Taza Park.

Brookfield Residential will be offering its Rhythm townhomes, which have two- and three-bedroom variants including walk-out and rooftop patios and two- or three-car garages.

Crystal Creek Homes has its Juniper Ridge Villas which will have choices for walkout, loft and secondary suites.

Homes by Avi will be bringing 46 of its Aurora rowed townhomes with 24 secondary suites under a no-condo-fee structure. The townhomes will be two- and three-bedroom units.

The housing will be near Weaselhead Flats and North Glenmore Park, with Taza Park planned to have over 20 acres of green space such as ponds, wetlands and dog parks.

“We are honored to be part of this transformational development,” Ryan Moon, vice-president of multifamily homes at Alberta Brookfield Residential, said in the announcement. “This partnership is an opportunity to build not just homes, but a vibrant and inclusive community that celebrates the legacy of the Tsuut’ina Nation.”
