Data centre service provider Cologix and real estate developer CIM Group have partnered to construct and operate TOR4, a 50,000-square-foot Scalelogix data centre on a 3.4 acre campus in the Greater Toronto Area city of Markham.

Located adjacent to CIM Group’s 41,000-square-foot 105 Clegg Road data centre along the Highway 7 corridor, TOR4 will offer 15 MW of power, over 1,000 cabinets and connectivity between TOR4 and Cologix’s TOR1 at 151 Front Street West, Canada’s largest carrier hotel.

TOR4 will be the fifth data centre for Cologix in the Greater Toronto Area.

Cologix announced the acquisition of the TOR4 site in June 2021, when it also acquired an interconnection facility in downtown Vancouver from Zayo Holdings Inc. At the time, the Denver-based company stated it had invested over $500 million into Canada.

Scalelogix and its potential

The firm has pre-leased a “significant” portion of the capacity in the new facility.

“By executing our Scalelogix pre-leasing strategy of offering strategically located facilities along with access to Cologix’s network-dense ecosystem, we quickly secured a large, anchor tenant for TOR4,” said president and chief revenue officer Laura Ortman in a statement.

TOR4 will be the seventh data centre under the Scalelogix brand for Cologix. Other current and planned Scalelogix data centres are located in: Ashburn, VA; Columbus, OH; Silicon Valley; and Montréal, comprising 1.4 million square feet and 270MW of power.

Through the Cologix ecosystem, Toronto customers gain access to over 160 networks, more than 50 cloud providers and onramps to Amazon Web Services’ Direct Connect, Google Cloud Platform, Microsoft Azure ExpressRoute, IBM Cloud and Oracle FastConnect, among others.

“Cologix is an innovative and respected owner and operator of data centres and an ideal fit as a partner for CIM Group as we continue to expand our digital infrastructure portfolio,” said Avi Shemesh, a co-founder and principal at CIM Group, in the announcement.

“CIM has identified data centres as a sector with potential for attractive growth and risk-adjusted returns, and is targeting facilities, such as the TOR4 Scalelogix facility, that provide robust connectivity and a well-designed facility in a highly desired location.”
