GWL Realty Advisors to property manage TELUS Sky office space

60-storey downtown Calgary tower features approx. 450,000-sq.-ft. of commercial space

GWL Realty Advisors has been awarded the property and leasing management contract for commercial space in downtown Calgary's iconic TELUS Sky tower, taking over the role in the wake of a recent change in the building’s ownership structure.

TELUS Sky is one of the newest and most iconic office and mixed-use facilities in the city, towering 60 storeys over the downtown, and offering approximately 450,000 square feet over 28 storeys dedicated to commercial space. 

It was completed in 2019 and is anchored by TELUS’ regional offices. It is also home to other tenants in the technology and financial sectors.

“We are incredibly excited to be collaborating with TELUS on this project,” Andrew Baird, vice-president, leasing, GWL Realty Advisors said in this week’s announcement. “We look forward to working on such an iconic building in the Calgary downtown.”

TELUS owns a 100 per cent interest in the office portion of the tower, following a reorganization of the ownership interests in 2024. Its partners Allied Properties REIT and Westbank had initially been one-third owners of the entire building, however that was changed as a result of the transaction.

Allied and Westbank are now co-owners of the residential portion of the tower, which TELUS divested from.

TELUS Sky has achieved LEED Platinum certification, boasting features which include: operable windows with 100 per cent fresh air supply; expansive nine-foot, eight-inch deep windows to provide extensive natural light; a modern raised floor for network connectivity; tenant fitness and conference centres; and the Northern Lights public art display on the exterior façade created by artist Douglas Coupland.

GWLRA building apartments, industrial in Calgary

It’s been a very busy few months in Calgary for GWL Realty Advisors, where the firm already manages 21 properties across the office, industrial, retail and residential sectors. Its current portfolio comprises approximately 5.4 million square feet of space, as well as land and ground leases. 

It is growing that portfolio in several locations.

In partnership with Enright Capital, GWL Realty Advisors has just broken ground on Phase 1 at the Stoney North Logistics Centre in Rocky View County. Located just north of the city boundary, this development will feature over two million square feet of modern industrial warehouse space across 118 acres.

The initial construction phase includes a 605,000-square-foot next-generation warehouse being developed for Princess Auto Ltd., a Canadian retail chain specializing in farm, industrial, garage, hydraulics and surplus items.

It also kicked off construction of a 24-storey rental tower in Calgary’s Beltline district, which will contain 216 apartments. The ground-level retail component of about 6,000 square feet will accommodate up to five commercial units. 

That project is being developed on behalf of GWL Realty Advisors client The Canada Life Assurance Company.

GWL Realty Advisors has also made multi-million-dollar investments to reposition and upgrade several assets, including flagship properties the Watermark Tower and Gulf Canada Square.
