Broccolini to develop 1.3M-sq.-ft. Ontario dist. centre for DSV

Sells 55-acre parcel of industrial land in Innisfil, Ont. to Denmark-based logistics firm

Broccolini will build a 1.3-million-square-foot-plus warehouse in Innisfil, Ont., that will serve as Denmark-based DSV – Global Transport and Logistics’ second massive facility in the regions surrounding Toronto.

The sprawling new distribution centre, located at Highway 400 and Innisfil Beach Road in the town between Toronto and Barrie, comes on the heels of the sale by Broccolini of 55 acres of land to DSV. Broccolini also owns an additional 16.8 acres of land next to the DSV project.

Broccolini, which is acting as the builder, has begun preliminary work on the facility. Additional details about the project will be released when an official groundbreaking is held next month, Broccolini stated in the announcement. 

The warehouse is slated for completion in the second quarter of 2025. 

Distribution centre to be LEED certified

It will be LEED-certified and “exemplify the best in warehousing development, economic strength, and infrastructure connectivity of goods flowing from the 400 Highway to Toronto,” Rob Chanona, managing director, DSV Solutions Canada, said in a statement.

Chanona said the facility will be built with the latest in innovation and sustainability and “truly showcases our next-level solutions for supply chain, fulfillment services, and defines our commitment to investment in Ontario’s economy.”

In a statement, Michael Broccolini, chief investment officer of Broccolini, said, “We are grateful to DSV for trusting us to make this one-million-plus-square-foot facility happen.

"With more land remaining next door, we hope this investment in Innisfil will be just the first of many great things we can help bring to this growing community.”

On behalf of Broccolini, CBRE is currently listing the Montreal-based developer’s remaining 16.8 acres at the site at a sale price of $28.5 million.

The site at 7267 5th Side Road in Innisfil is described by CBRE as having quick access to Highway 400 at Innisfil Beach Road via a full interchange. The property is about 55 kilometres north of Toronto.

The listing notes site work will be completed by Broccolini, including grading and an interior collector road. It also notes there is an opportunity to design and build, and sell or lease a facility ranging from 209,000 to 350,000 square feet.

DSV's second major Ontario distribution centre

DSV also has a 1.1-million-square-foot complex on Fifth Line, just north of Derry Road in Milton, Ont., that houses a multi-client warehouse with state-of-the-art logistics capabilities and an attached three-storey, 35,000-square-foot administrative office. When completed in 2019, the site was the largest facility of its kind in the DSV network.

Milton is a town just west of Toronto, and also situated along a major transportation route - Highway 401.

DSV has about 75,000 employees in more than 80 countries.

Broccolini, a third-generation family business, specializes in industrial, residential, and commercial real estate in Quebec and Ontario.

Among its other recent industrial projects is the Derry Road Logistics Campus at 11319 Derry Road in Milton. In addition to being home to Rona’s newest 750,000-square-foot distribution centre, the site includes two LEED-certified facilities of 265,803 square feet and 152,828 square feet, respectively.

The developer also broke ground last September on a new distribution centre for Lactalis Canada in Oshawa.

Broccolini is acting as builder, developer and property manager for the 379,000-square-foot facility which will become the largest distribution centre, from a capacity standpoint, for Lactalis Group globally. 

Slated for completion in Q4 2024, the facility will be zero-carbon ready with the potential to become Zero Carbon Building certified.
