Dunpar tops off latest luxury rental, plans more GTA developments

26 Earlington is located in Kingsway Village Square community; slated for occupancy in spring 2026

Dunpar Homes has topped off its 10-storey luxury rental at 26 Earlington Ave., in the Kingsway Village Square community in Toronto's Etobicoke district, just a year after kicking off construction.

“We would have broken ground on this project earlier but the city was holding us up, as they hold up every single project in the city,” Dunpar project director Taylor Rogers told RENX. “The market was sort of dictating and telling us that now's a good time to keep going on these projects, especially in this neighbourhood.”

First occupancy is expected in the spring of 2026 for 26 Earlington, which is located on the southwest corner of Dundas Street West.

It will have 141 suites, including 12 two-storey penthouse apartments, as well as 10 three-storey townhomes. 

The average suite size is 950 square feet, with about 60 per cent having one bedroom and a den, 30 per cent having two bedrooms and a den, and 10 per cent having three bedrooms and a den.

“We're going for families and empty nesters, people from the neighbourhood whose kids are gone but they want to stay in the neighbourhood,” Rogers explained.

Amenities and neighbourhood

Amenities at 26 Earlington will include:

  • a party room with a full kitchen;
  • a patio with a barbecue;
  • a fitness facility;
  • 24/7 concierge service;
  • a pet wash station and a dog run;
  • a parkette;
  • bicycle lockers;
  • a self-car wash;
  • and charging stations for 28 electric vehicles, with the power being provided by rooftop solar panels.

The project was designed by Turner Fleischer Architects, with landscaping by Alexander Budrevics & Associates.

The Kingsway neighbourhood offers easy access to boutique shopping, dining, coffee houses, pubs, a retro cinema, spas, salons and schools.

Etobicoke-based Dunpar has owned the 26 Earlington site, which was previously occupied by two homes and some businesses, for about 30 years.

Dunpar has already completed the nearby Kingsway Village Square on Prince Edward at 571 Prince Edward Dr. N. The eight-storey purpose-built rental building features suites ranging from 538 to 1,507 square feet.

And there's more to come. Dunpar has received municipal approvals for additional purpose-built rental projects in the area at 4174 and 4195 Dundas St. W., signalling the company’s long-term commitment to the community.

Purpose-built rentals have become a focus

Dunpar has been building townhome communities for more than 40 years across the Greater Toronto Area, yielding more than 2,000 homes. It branched into developing purpose-built rental communities with The Ossington, comprised of 54 three-bedroom townhomes on Toronto’s Ossington Avenue between Dupont Street and Davenport Road, which was completed in 2018.

“We're very bullish on the rental market,” Rogers explained. “We think it's a great place to be. We think it makes sense for renters, it makes sense for landlords and it makes sense from a construction perspective.”

Dunpar has 31 purpose-built rental buildings in its development pipeline, according to Rogers. 

“We've been in the marketplace for a long time and we’ve had land acquisitions and land holdings for quite a long time,” Rogers said. “We're able to come to the table with that equity, with our experience and our knowledge, and we’re able to pivot very easily.” 

Sherwood Village

It's also active on several other fronts.

Sherwood Village, a shopping centre built in 1969 at 2225 Erin Mills Parkway in Mississauga, and formerly known as Sheridan Mall before being acquired by Dunpar, is being redeveloped into a 32-acre master-planned community with a renovated mall and a mix of low-, mid- and high-rise housing. 

“We're turning the central section of the mall into a community hub with stores, restaurants and entertainment,” Rogers said. “Then we've got towers and condos that are going up around the outside.

“Our first one is a 15-storey, 400-unit building on the south side of the site that we're going to be starting early next year.”

Thirteen more residential buildings will follow on the site, according to Rogers. 

Jutland Square

Dunpar has further branched out with Jutland Square, its first industrial/office condominium, at 66 Jutland Rd. in the Islington Avenue and Queensway area of Etobicoke near the Queen Elizabeth Way and Highway 427. 

The 58 units come with dedicated parking spots and 12-foot ceilings and range in size from 1,800 to over 10,000 square feet. They can be combined to create larger spaces and Dunpar is working with owners to tailor spaces that meet their needs.

Zoning for the five buildings supports a wide range of professional and light industrial uses. They’re well-suited for medical offices, technology companies, law firms, accountants, marketing agencies and more.

The final block is substantially completed and Rogers said there are still a few units available.
