ST-HUBERT DISTRIBUTION CENTRE - Mascouche, Québec
Faced with the challenge of reducing storage costs by relocating and centralizing its distribution operations, Groupe St-Hubert entrusted OleaDev with the real estate development of a new strategic warehouse and distribution facility.
OleaDev collaborated closely with St-Hubert’s logistics team to identify a site fully aligned with their operational requirements. Through a thorough and tailored site selection process, OleaDev successfully secured a 6-acre property with a 100,000 sq. ft. facility that met all expectations—demonstrating its ability not only to lead complex developments, but also to conduct in-depth site research aligned with the client’s strategic objectives.
YOKOHAMA DISTRIBUTION CENTRE - Laval, Québec
Autoroute 440 is a top-tier, 192,000 sq. ft. industrial facility on 10 acres in Laval, Quebec, with direct frontage along Autoroute 440. Its prime location offers excellent visibility and seamless access to one of Quebec’s busiest logistics corridors, as well as major markets east of Toronto, the Montreal region, key U.S. border crossings, and nearby seaports—making it an ideal hub for distribution and logistics.
Currently fully leased to Yokohama, this facility plays a key role in supporting the company’s Canadian supply chain operations.
OleaDev acquired, developed, and leased the property, ultimately executing a successful sale to a leading Canadian REIT.
KEURIG DR PEPPER CANADA DISTRIBUTION CENTRE - Beauharnois, Québec
PARC 30 OUEST is a best-in-class, 602,000 sq. ft. industrial facility situated on 33 acres in Beauharnois, Quebec. At the time of its development, it stood as the largest speculative industrial site in the Greater Montreal area. Boasting prominent frontage along Autoroute 30, the property offers exceptional visibility and strategic positioning within one of Quebec’s most dynamic logistics corridors. Located within the Greater Montreal Area, it provides direct access to major metropolitan markets east of Toronto, the broader Montreal region, nearby seaports, and key U.S. border crossings—making it an ideal hub for industrial and distribution operations.
The asset was acquired, developed, leased, and is currently managed by OleaDev, reflecting a fully integrated approach to value creation and long-term performance.
Currently fully occupied by Keurig Dr Pepper Canada, the facility plays a strategic role in their Canadian logistics and distribution network. OleaDev’s initial development plan called for a 420,000 sq. ft. Class-A industrial facility. When approached by Keurig Dr Pepper Canada for a much larger requirement, OleaDev was able to pivot seamlessly and redesign the facility to accommodate their needs. Under time constraints, a 2-phase delivery approach was chosen. The original 420,000 sq. ft., building was delivered to Keurig Dr Pepper Canada and while the site remained fully operational, OleaDev completed the expansion, bringing the total occupied area to 602,000 sq. ft.—all without interrupting the client’s business continuity.
STEELES CONNECT INDUSTRIAL CAMPUS - Toronto, Ontario
Steeles Connect Industrial Campus offers over 700,000 sq. ft. of Class “A” industrial space across two buildings on 30.8 acres. Designed with sustainability and efficiency in mind, the campus supports business growth today and into the future.
